Tips For Choosing The Best Time Of Day For Your Real Estate Photo Shoot

When it comes to showcasing a property through photographs, timing is crucial. The right time of day can significantly impact the quality and appeal of your real estate photos. Here are some tips on how to pick the best time for your photoshoot.

1. Natural Light Is Key

Natural light plays a pivotal role in real estate photography. The quality and angle of sunlight can enhance the property's features or cast undesirable shadows. Different times of day impact the natural light you are going to get. Consider these factors:

Golden Hour  (which occurs in the early morning or late afternoon): The warm, soft light during these hours creates a pleasing, inviting ambiance. It can make exteriors look more attractive and interiors glow with a gentle light. Especially after sunrise or before sunset produces the most flattering light.

Avoid The Midday Sun: The light is harsher and can create strong shadows and highlights, which might not be ideal for capturing a property’s finer details.

2. Consider The Property’s Orientation:

Understanding the property's orientation helps in selecting the best time for the shoot:

Is it an east-facing home? Early morning is, the best as the sun rises in the east. It will illuminate the front of the property.

Is it a west-facing home?  Late afternoon is the best time to capture the sunlight on the front of the property.

Is it a north or south-facing home: These homes receive consistent light throughout the day. Golden hour would be the best because the light is the softest

 3. Things To Consider When Taking Interior Shots:

Morning Light is best. Soft morning light can illuminate interiors nicely, especially if the home has large windows facing east.

Afternoon Light can become intense and harsh, especially in rooms with west-facing windows. Consider using diffused artificial lighting to balance the brightness.

4. Don’t Forget To Factor in Weather Conditions:

A clear day is ideal for capturing bright, vibrant photos with clear skies and good natural light.

Overcast Days: Can provide even light that reduces harsh shadows and can be perfect for interior shots and showcasing details.

Rain or snow  can offer unique, dramatic shots. Ensure that the property looks its best and be prepared for any necessary clean-up.

5. Factor In the Season:

Seasonal changes can impact the appearance of the property:

If it is Spring or Summer: Properties tend to look more vibrant with blooming flowers and lush greenery. Morning or early afternoon light works well during these seasons.

In the Fall and Winter: The light is softer, and there may be fewer outdoor elements to contend with. Late morning or early afternoon can be ideal as the light remains gentle and warm.

6. Consider the Property's Unique Features:

Some properties have specific features that may dictate the timing of the shoot:

Pools or Outdoor Spaces: Capture these features when the sunlight enhances their appeal, often in the morning or late afternoon.

Landscaping: Ensure the landscaping looks its best, and choose a time when shadows and lighting highlight the property’s outdoor aesthetics.

Choosing the best time of day for a real estate photo shoot involves a balance of natural light, the property’s orientation, and seasonal factors. By carefully planning and considering these elements, you can ensure that your photos showcase the property in its best light, attracting potential buyers and making a strong impression.
